Why it's important to always answer your calls live.

Sending out direct mail is a great way, if not the best way, to open the door to motivated sellers reaching out to you to sell their house. However, this is only the first step in getting a deal. The next step is crucial and should be taking seriously. 

 

Answer your phone calls.

Here's a story of why this is so important. 

One of our clients had sent out their direct mail through us. We'll call him Jim. A homeowner, with a real problem tenant and an unredeemable house, called Jim after receiving a mail piece. Unbeknownst to our investor at the time, he wasn't the first one who had reached out. Jim answered the call, built rapport, got information about the property and set up a time to meet.

It was later in the negotiating process the seller revealed that Jim wasn't the first investor he had contacted. In fact, just before he had called our client, the seller had called another real estate investor who had mailed him. Let's call him Anthony. Unfortunately for Anthony, he didn't answer the phone and, in fact, tried calling and texting the seller multiple times thereafter to try to strike a deal. The seller never gave Anthony the time of day because he didn't initially answer his phone call to him. 

Was the seller harsh in doing this? Probably. Are there motivated sellers that will only work with investors who answer their phone? Absolutely! 

You want to start off on the right foot by establishing yourself trustworthy and reliable. Answering your phones live right off the bat is a good way to gain this.
