The Non-Sexy Thing About Real Estate (That Actually Makes You Money)
Share
Let’s talk about the least glamorous part of real estate investing: consistency.
Yeah, I know — it’s not as fun as “closing your first deal in 30 days” or “driving your new Lambo to escrow.”
But it’s the thing that separates the pros from the people who quit too early.
The Truth About Direct Mail: It’s a Slow Burn 🔥
You can do one big, beautiful campaign — thick paper, handwritten ink, all the bells and whistles — and you might even get a few calls.
But if you don’t follow up, don’t answer the phone when it rings, and don’t keep sending mailers… you’ve basically just paid to make a few new pen pals.
Direct mail isn’t a get-rich-quick scheme. It’s a build-trust-over-time scheme.
You’re showing up consistently in someone’s mailbox, again and again, until one day they say,
“Okay fine, I’ll call this person. They clearly mean it.”
Do 4–6 Months. Minimum.
That’s the magic window.
Four to six months of consistent, high-quality mail builds a brand presence.
Sellers start to remember your name, your logo, that little robot handwriting that somehow looks like you spent Sunday night writing letters yourself.
And here’s the kicker: most people stop at month two.
They get antsy. “This isn’t working.”
Meanwhile, the investors who stick with it are cashing in — because they stayed top-of-mind long enough to catch the seller when life finally said, “Yep, it’s time to sell.”
The “Will I Get a Deal in 30 Days?” Question
I get asked this all the time.
“If I buy X amount of mailers, will I get a deal in the first 30 days?”
Maybe.
If the real estate gods smile upon you, and your mail lands in the exact hands of someone ready to move right now.
But more likely? You’ll see your first deal around 2-3 months.
Because real estate deals aren’t microwave meals. They’re slow-cooked briskets.
You’ve got to season, marinate, and give it time to simmer.
Proof It Works
Client 1 – Oregon:
“We’ve been mailing with FTL for years now and mail every month. We’re in a high-tier market and have found handwritten letters are the only way to get leads in the door. By far handwritten direct mail is our top lead generation.”
Client 2 – Texas:
“I mail quarterly a very niche list for development. The handwritten investor letter has been the best lead generation for my business. I often have more leads than I can handle, which is a great problem to have in my line of business.”
The Boring Stuff Works
Consistency isn’t flashy. It’s not sexy.
But it’s the reason why some investors quietly build portfolios while others chase the next shiny “marketing hack.”
So keep mailing. Keep following up. Keep answering those calls.
Because in this business, the most unsexy thing you can do — show up again and again — is also the thing that’ll make you the most money.
